T. Parker Host is investing $50 million to develop the capacities of Avondale Port (Avondale) near New Orleans. This investment is aimed at meeting the increasing demand for the transportation of industrial cargo and logistics infrastructure. The project was announced on Wednesday and includes the construction of a new warehouse covering 200,000 square feet, the development of rail infrastructure, and the improvement of the deep-water docks at this facility.
Investment Details and Its Impacts
The project is expected to be completed by December 2027. The new warehouse will increase Avondale's internal storage capacity to about 2 million square feet and is the first new building to be constructed at this site since the 1970s. Additionally, HOST plans to activate the fifth deep-water dock at Avondale, which will increase the facility's capacity to handle six vessels simultaneously.

The $50 million investment plan includes $15 million for rail improvements, $15 million for the warehouse, $5 million for dock enhancements, $5 million for roads, $5 million for land capacity increases, and $5 million for equipment.
Job Creation and Attracting Further Investments
This development is expected to create nearly 100 additional jobs for HOST, bringing the company's workforce in Avondale to over 400 people. Furthermore, with the anticipated development of additional tenants, HOST expects that nearly 1,000 people will be employed at this industrial complex by 2028.
This investment represents another step in transforming the former shipbuilding facility into a multi-faceted logistics and industrial center. Avondale has emerged as a leading terminal for copper imports in North America and recently signed a long-term agreement with an energy equipment manufacturer. Additionally, this facility recently received its first significant shipment of primary aluminum from Venezuela in over eight years.
HOST has stated that the growing demand for copper, energy production equipment, and other industrial materials, including those used in data center construction and artificial intelligence infrastructure, has increased the need for additional capacity. The improvements made at this port will help attract hundreds of millions of dollars in private investment from industrial tenants.
This development also includes $6.95 million in support from government and local officials for rail infrastructure. Louisiana Economic Development has provided a zero-interest loan of $2.6 million through its FastSites program, and the state legislature has approved $3.1 million in capital funding. Jefferson Parish has also committed an additional $1.25 million.
Work on improving the infrastructure has already begun. Avondale Port, located in Jefferson Parish along the Mississippi River, manages over 75 commodities and provides deep-water access, Class I rail connections, warehouse space, and land for industrial development.
HOST, which purchased the former shipbuilding property in 2018, is in the process of transforming this site into a logistics and manufacturing center, shifting its focus from shipbuilding to cargo transportation, storage, and industrial operations. The latest investment aims to provide additional capacity for clients to establish long-term operations at this site, including processing and manufacturing activities, and will strengthen Avondale's role as an industrial gateway to the Gulf of Mexico.
